What does it cost to sell with you?
Commission is negotiable and always has been. I will quote mine in writing before you sign anything, alongside what it pays for — photography, staging consultation, print, and the marketing that actually reaches buyers for your street.
How long will my home take to sell?
In this market the honest answer is a range, not a date. I will show you the last six months of closed sales for homes like yours, what they listed at, and what they actually took — then we set an expectation from that rather than from a number I would like to be true.
Should I make repairs before listing?
Some pay for themselves and most do not. I walk the house with you first and mark the short list that changes what a buyer offers, then we stop. Spending money on the rest is the most common way sellers lose it.
Do I have to sign anything to talk to you?
No. A first conversation, a walk-through, and a written opinion of value cost nothing and commit you to nothing.
